In Telangana, land is mainly classified into:
- Agriculture (Agri) Land
- Non-Agriculture (NA) Land
This classification decides:
- Can you build a house or not
- Can you get HMDA approval or not
- Can banks give a loan or not
What Is Agriculture Land?
You must know that agricultural land means land meant for:
- Farming
- Crops
- Trees
- Wells
Important Points:
- ❌ You cannot legally build a house
- ❌ Banks usually do not give home loans
- ❌ HMDA plot approval is not valid if the land is still agricultural
I would say that even if roads, plots, and electricity are there, records matter more than ground reality.
What Is NA (Non-Agriculture) Land?
NA land means land officially converted from agriculture to non-agriculture.
Benefits of NA Land:
- Construction allowed
- Banks give loans
- HMDA approval is valid
- Registration is safe
- Future resale is easy

You know that here is the truth: many people don’t know:
HMDA layout approval does NOT automatically mean land is NA
HMDA approves layout planning, not land revenue classification.

Which Documents Show Land Classification?
You can check land classification. You need:
- Survey Number
- Village Name
- Mandal
- District
With this, you can check:
- Dharani / Bhubharati portal
- Revenue records
- Pahani / ROR
Step-by-Step: How to Check Land Classification Online
Step 1: You can go to the Official Land Records Portal
- Dharani (Old)
- Bhu Bharati (New system)
These portals show official land data.

Step 2: You can choose “Land Records” or “ROR / Pahani”
Look for options like:
- View Pahani
- ROR 1B
- Land Details
Step 3: Enter Land Details
You can fill:
- District
- Mandal
- Village
- Survey Number
Then click Get Details.
Step 4: Check Land Type Carefully
In the result page, look for:
- Land Nature
- Land Classification
- Purpose of Land
You may see words like:
- Agriculture
- Dry land
- Wet land
- Converted (NA)
- Non-Agriculture
👉 If it shows Agriculture, land is NOT NA.
👉 If it shows NA / Converted, the land is safe for construction.

A real example of land classification is important
Example 1: Wrong Assumption
You should know that Mohit bought a plot near Shadnagar.
- HMDA layout approved
- Roads and plots already made
- Everyone building houses
But in Dharani: Land type = Agriculture
Result:
- The bank rejected the loan
- Construction notice from the authorities
- Extra money needed for conversion
Example 2: Safe Buyer

- HMDA approval ✔

Land owner can apply for:
- Agriculture to Non-Agriculture conversion
- Pay government fees
After approval:
