Now, let’s assume for calculation that the rate is ₹10,000 per sq yard.

4,840 × ₹10,000 = ₹4.84 crore

If the rate is ₹15,000:

4,840 × ₹15,000 = ₹7.26 crore

But here is one very important point.

Don’t calculate agricultural land at residential plot rates. The price of 1 acre of agricultural land and 1 acre of residential development land can be very different. Road frontage, land use, water, location, development, and documents all matter.

Check plot measurement, Mother Deed, Sale Deed, check the owner’s name in Dharani, LP Number, Encumbrance Certificate (EC), NOC, etc.

Step 7: Negotiate

It is important to compare the seller’s rate with nearby properties and then negotiate.

I am sharing this based on my personal experience regarding land values ​​in the Shadnagar area. Let’s understand why this is so important.

Here is a simple example:

Don’t buy land just by listening to a future growth story.
